@Juan Cabrera, you are absolutely right about to-the-moon because my data analytics indicates that pockets of JC are moving from being rental owned (high cap rate) to owner owned (low cap rate but high prices).

Heck, once I put together my analytics formula, I'll analyze a few properties a month just for fun and to keep my skills up. 

Great idea for a thread @Brandon Barnic: I suppose I have a few advantages in that I'm a bit older, patient and analytical.  

For me personally, it says we are lucky that we still have a lower entry point then most folks markets.If we jump in and really become bit more analytical.

I have my bachelor's in finance and I am the type of guy who is very analytical, number oriented, keep my life in an excel spreadsheet, and I was looking for a resource/book that would teach all of the pertinent calculations and financial modeling tools necessary to make good decisions in RE investing.

I'm an analytical person so I can trap myself into paralysis-by-analysis.

I hope to meet other like minds and gain awesome relationships with the BP community, and put my analytical skills to use. 

Much more of the analytical minded side of things which is where the analysis part of RE intrigues me. 

Install all of the necessary analytics tools on your site and figure out how and when you’re going to review that data. - Decide how you’re going to get relevant data from Point A to Point B.

In the other hand, Ingeneers tent to be very analytical and slow to act, always thinking on the risk factor and minimizing risk.
