Went from $895.00 to an almost 50% increase in rent plus a $50.00 utility back and no new amenities.

Also, I think the best way to stand out as a MTR or STR host is to offer amenities that other places don't have.

Areas with good school districts, public transportation, and amenities tend to attract reliable tenants.

It's an amenity - you're not trying to be price competitive with the laundromat. 

So, are your rents where they should be for the area, the condition of the apt, the sq.ft, and amenities?  

Utilities, taxes (property, local vacation, & income), landscaping, furnishing / decorations / amenities, pest control, & supplies (soap, TP, etc) are the big ones on my STR calculator that you didn't mention.I'd also recommend using the enemy method to determine expected income.

The location is also super important to know if it's in an amenity area, Rural area, suburbs.
