I am assuming that it's likely you wouldn't need to as this person isn't affiliated with your managing brokerage and it would be more of a personal payment from you directly- but again, need to verify with managing broker on that one. 

I know I already need to check the box on the contract that says "Agent", but past that I would prefer not to be discussing the Agent affiliation any more than is absolutely necessary with a lead.

Every chance I look at opportunities whether in real estate (deals, homes, affiliate businesses, etc) or as another way to make more money.

NW Multifamily is a big one that may be worth cruising around the site (*I have no affiliation with them)3) This is a lender question and it sort of gets figured in the pre-qualification process.

That’s like 20%  of the money you would net in a year if financed (after principal, interest, taxes, and insurance (PITI) Compare that to paying the under $5 dollars per day that Zillow charges to list on their platform through an affiliate service like Rentec Direct.
