To answer your question (that wasn’t actually aimed at me) my concerns are investing in an area that I’m completely new to and building an out of state team that will be effective. 

When 99% of transactions have commissions above 2%, it's essentially a fixed rate, not a truly negotiable one.I respectfully disagree with the concern about "buyers that don't have money to pay a commission to buyer agents."

Big concerns are bankruptcies/repossessions and crimes against people/property.

If you don't have $3-5M of dry powder to deploy then you are going to be in for a long journey because remember, without the W2 income lenders are going to be more concerned with liquidity so some of that money has to sit on the sideline.

We are concerned with where interest rates might go in the next 7 years.

Kudos to you all for taking the time to address the main considerations (timelines, finances, relationships/family planning, etc) before getting too far down the path. 

While no formal laws say this is restricted, we are getting notices saying the request is not feasible due to XYZ concerns.

And my #1 issue is I don't see any actions to address this in a meaningful, market specific manner.
