Between 2020 and 2022 they acquired something like $6B worth of real estate, more than tripling their portfolio…it is impossible for all those investments to be purchased at reasonable prices because if they were, competitors would also acquire them.

I would HIGHLY recommend acquiring all future properties under your LLC or business to protect your personal assets.

Smokers are not considered a "protected class" (ie: race/gender/age/etc).The lease the tenant signed prior to us acquiring the property says nothing about smoking either way.  

Keep leveraging your knowledge of local opportunities to acquire your first property and expand from there.Financially, reinvest your earnings, and make sure you have a solid grasp of cash flow and expenses before making your first purchase.

I am a newbie and in the process of acquiring my first STR in Broward County, Florida. 

This is why it is folly to believe one can simply acquire a property and just sit on it forever and all will be fine.
