Ideally this would be a multi-family property that I can live in and rent out the other units.

I recently closed on a commercial condo unit (for retail), which is one unit in a building that also has 7 apartments. 

They acquired the neighboring four-unit in the 1990s for $150,000.00.

all of the units were updated except one, which I did put alittle money into to bring it update to date with the others, so that would have helped the value a bit I would think almost a year later. 

The lower unit is a basement/guest suite.

Make it a gas unit, not wood.That might make it more interesting.

I have the opportunity to manage someone else’s 10 unit commercial building.

I went from growing up in a hut in Vietnam and spending my early years in Section 8 housing in the U.S. to now owning four cash-flowing properties (8 units) across three states.

There's no difference in a local flipping a house than flipping the small mixed-use building that is vacant in town into a couple commercial units and some apartments above.
