Now, I'm looking to buy a 4plex (with an investment from my uncle) fix it up and rent it out to my fellow medical students!

When a tenant can't pay rent on their own and relies on Section 8, mom, or their elderly uncle, that's a red flag that other issues will pop up.

I actually learned that from an uncle that was in real estate and everything ease you could imagine and NEVER did business with a relative.

Anyways, I am in the process of selling my grandparents home; and will split the profits with my uncle, which should leave me with roughly $130k (completely grateful for this) that I am looking to invest with (and would complete love to get out of this renting situation, and into our first home with!).

A "private" lender is your rich uncle or your buddy from work or someone you met at a networking event.
