You could use a policy loan to swap out some of your higher interest credit card debt.

The kind  of renter who won’t pay 3$ for a new smoke detector battery or a swap out a light bulb .my  black lab will leave our cool air conditioned house to go lay in the hot sun out on the deck !

If it is a multi member LLC then you may want to look into doing a "drop and swap" or a "swap and drop".

Granted I wouldn't have to carry around a huge key-ring, but I would have to "file" the keys for easily tracking them.I'm looking for something that is scalable, and that seems like a good thing since I'd be able to keep 10 or so "extra" cylinders and just randomly swap them out any time a tenant leaves.

Starting out with self management may be a good start then if you decide it isn't for you, you can always swap to a manager. 

There's probably a shower head on one of those partition walls.Not sure your budget or ARV but I've swapped the shower for the toilet, making it a 2 sink vanity - toilet - walk in, tiled shower...Or keep it as is and get creative with some colored walls and a new cool/retro vinyl or tiled floor because it's nice to have a separate toilet room in a shared bath!
