I know your probably familiar with having tons of inventory, but barely have serious buyer, or wholesalers that lie and say they have buyers, to only send your property to yet another wholesaler.

That's barely a down payment here in the Bay Area.

They were always barely with their heads above water so I assumed they would be life long renters.

That said, the market will bare what it will bare, and a owner can sell for whatever they want.

Note the location of the brick fireplace barely seen on the edge, because the photo below is the other view of the 1st floor.

(The 30 lots that exist currently are barely using 2-3 acres) Would have to clear out trees and run the water and sewage and electrical.... the whole nine yards.

. $20k would just barely get you a decent quality SFR in a lot of markets.
