Your post is under the house-hacking section, do you plan to house-hack and live in this property that you purchase in Jacksonville.If you are planning to live here in Jacksonville, it is important to choose a good neighborhood that you would enjoy living in.I personally like the 5 points/riverside, San Marco and Southside/Baymeadows area.These areas have more resturants/activities than other parts of Jacksonville in my opinion.

@Nicholas J MineoAs far as the ADU, I was considering that myself but if I do that my SFH is now considered a 2 unit and subject to rent control - San Francisco, Berkeley and Oakland are the worst with regulations.

Short term regulations are becoming more and more restrictive here so we are looking to purchase outside LA County and invest in Riverside, Ventura and/or San Diego county.

I have bought and sold over 1,000 properties for my own inventory, and did Bigger Pockets Podcast #82, and have spoken coast to coast from Manhattan to San Francisco on real estate topics, and wrote a book on my experiences.So I can't say I did it all on SFH, but renting houses has been a big part of my real estate investments since I first started investing.
