My advice on situations like this if you are a small fish stay in your own back yard plenty of good deals .That way you can keep track of all the stuff that needs your attention fill in the blank ___.BIG fish well the whole  USA can be played they have the team in place to do a long distance rent ,rehab etc...

This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return.5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to the value added by the ADU, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.

Good-size back yard.

I spent almost $5K to have a plumbing company dig a hole in my yard and put a $6 boot on a cracked sewer line.

The HoA can issue a citation for the yard being full of weeds and that they would be responsible for paying the fines. 

Or maybe have a squatter coming in on a down week and taking over.Or maybe you like dealing with folks sleeping in your back yard or having a derelict RV on the street in front of your house.I am being a bit hyperbolic of course, but our area isn't owner friendly at all and it is getting worse.

Say her ESA is a cow and this is a condo with no yard (just to be extreme) or this dog is a barking nuisance with many complaints, bites some children, and has rabies. 

Whether it's an electrician, or yard person, title company, Property Manager, etc. usually getting a referral from another investor in that market helps limit our risk to "unknown" people. 

The area and property actually checks all of my boxes for safe neighborhood, close to downtown, nice unit and yard, etc.
