@Luke Geller well said@Brian Nordman mine is spread out through different indexes and account types. overall ive seen about 25% returns so far. this is hard to quantify because one of my indexes gets credited every 5 years and has 0 cap. given I started when the market was down, ive seen all of the growth. some of my indexes are 32% cap every 2 years and 11%cap every year.

Also, cash gives you the ability to make that same down payment at any time later, once it's spent on the mortgage it's much harder to spend the equity.you're calculating ROI on cash, but you're not quantifying the potential ROI on the remaining cash you have by putting less money down.Also using option C you're putting down 56% as much cash, but making 69% of the same income!

But very rarely do I see these analyses tempered by any effort to quantify the risk side of the equation.I like to perform a simplified risk analysis as described in linked article, as well as running multiple return analyses with progressively bleaker assumptions.But I'd be very curious to hear what others think/do, too - how do you consider risk?

Both have adopted the 2015 International Property Maintenance Code, but they neglected to publish the specific quantifiable details of how occupancy guidelines are determined.I do not have a copy of the 2012 or 2015 International Property Code.

I know I'm still paying a premium vs. something that needs work was built in the 70's, etc. and the thought part is that it's hard (of not impossible) to quantify a "more modern layout" when it comes to cash-flow now, in 20 years, etc.
