One of my roommates/tenants has just brought up wanting to get an ESA dog and asked what I thought about it.

The problem you will run into if you want to do this through the HOA is that there will be a small yet vocal group of pet owners and animal lovers that insist that treating for mice is harmful to their pets or cruel to the mice. 

Any of the current tenants have pets (if dogs, what breeds)6.

I also do not charge a pet deposit or pet rent because I believe our animals are family.

For future reference, the concept of waiver could include any lease violation, such as unauthorized pets at the property.

@William Camacho- A Salty Dog Property Management (but I'm biased lol) is the best vacation rental management shop in Volusia and Flagler IMO. 

They have a ESA dog that my insurance doesn't cover.

I booked a place for 5 adults and 1 child (16 y/o) plus 2 dogs a couple months ago because of it being the holiday weekend.
