@Robyn Coady It's been about 7 years since I've messed with MA title work but if I remember right MA is an attorney state so all title work and closings have to be done through an attorney's office.

In some areas, HOA liens will also survive, although some places limit the HOA; this really is quite local, so as I do not know MA I can't say for certain.
