Is refinancing not an option in your mind because of the high pre-payment penalty?

If one is way too high or way too low I think its a red flag.

Seems like everyone wants to wholesale here - The competition is really high - I dont really wholesale unless it makes sense for everyone but my advice would be to try and hit the lists that arent already super flooded ( pre foreclosure, vacant, etc.) 

Short-term rentals (STRs) are highly regulated, particularly downtown, so areas like Mount Pleasant, James Island, and North Charleston may offer more flexibility.

The guarantee of getting paid and a high hourly rate would be what would entice them to use the hourly rate structure over a commission structure.
