Stay away from desperate sellers who are looking to unload a problem property or problem location, look for seller motivation that is not rooted in the property, but in the sellers personal circumstances. 

And found some local lenders who can do financing at 70% or 75% ltv but higher interest rates, only if I'm desperate I guess.

Should I do another price reduction (not sure if that looks desperate....since I'm already lower than competition), or should i just be patience (like the other builders in the area) or should i just forget about selling,  move in and wait for the market to adjust?

However, if I smell that the hosts are quite obviously desperate for camera time to the point of distraction, I'm quick to punt that particular show.That said, sometimes the real stuff is super boring (if the host is boring).

Maybe it could look attractive to prospective tenants since other properties likely don't offer it, but if someone is that desperate to find a tenant, there might be pricing issues with it.
