You just cannot turn every frog into a prince , period.

It is in Round Rock Tx on the west side of I35 near Cat Hollow.

It's hollow.

You may have to kiss a few frogs before you find the right one but you want a Realtor with whom you feel comfortable and connect with.

Using this process you can expand your portfolio, and continue to use the 1031 exchange if and when you want to sell your new investment props, leap frogging this current property into who knows how many cash flow properties over the next few decades, and eventually leave the whole lot to your son.

Make everything in concrete or wrap it in bubble wrap like the one commercial on TV .... two things i have done with properties that i have gutted is put back 5/8" drywall on the walls, not 1/2" ( harder for them to break) and i install solid doors, no hollow core doors . it is almost impossible to make a place tenant proof, you can do little things that help to last them a little longer.

My fear here is losing out on my freedom by someone who dangles money in my face and I end up becoming some hollow shell of a man, never being able to stand his ground and a peon in another man's game.
