Research them away from their reviews and see real experiences.

I'm not a lawyer or anything and don't have any experience with the ones I've wrote in the past in court. 

I believe this is what they call a pier and beam foundation which I have no experience with so I have no idea what it would cost to fix.

Would love to hear any experiences in more investor friendly markets like Florida, Alabama, Ohio, Georgia, etc.

I had two in a renter friendly state previously (one went without a hitch, the second not so much), I wouldn't look to repeat that experience.  

In my experience, success in D-class areas almost always requires being local, extremely hands-on, and self-managing.

I suggest running an analysis and just sharing it here on BP.I am also happy to hop on a call and point you in the right direction based on some of my experiences- no matter what, keep at it...this stuff takes time.If you get a deal here in Chicago and need to partner up, I am your guy!
