Focus on surrounding yourself with quality/knowledgeable people and identify creative methods to find a "snowball" property, something that isn't out of your league that provides the proof-of-concept (and confidence) you need to level up.

I agree there can be a brand; however, someone who cares about paying an actual reasonable salary versus trying to get away with 30k/100k is not in the same league.

Milwaukee has culture, entertainment, great food, low traffic, two major sports teams (Bucks are best in the league currently),  freshwater, emerging tech startup community, a handful of fortune 500 companies, the DNC in 2020 AND you can buy a house for $100k. 

I forgot to mention it is shared well, shared septic so I to think we may be out of our league in terms of writing our own deal.
