You could send a cleaner every month that reports the house is fine, only to find the dog dug up the yard, chewed off the sprinkler heads, and scratched up the exterior doors.

Hardwood floors may become stained, and dogs sometimes chew off molding at the corners of walls.  

I think he partially feels like he bit off more than he could chew, but is able to keep up with things.

The only thing I would worry about is they like to chew to keep their teeth sharp.

After chewing on this for a few days, I've made the decision to empty the entire condo and prepare it for a standard long term, non sublease situation.

Just make sure you do your due diligence though; you don’t want to bite off more than you can chew.
