so unless your in a great cash position.. you could have desire to purchase but no ability.. owner occ is always there.. but not investor loans. this is why the crash of 08 was so severe the investor loans froze like the Antarctic.. before global warming. then what happens is you try to time the bottom you get nervous and really with credit so tight and nerves you never do execute.

Undoubtedly, others will trot out Don Campbell and the RIEN network (though many like his publications and organisation, I'm find them a little too sales oriented).I would suggest Douglas Gray's "The Canadian Landlord's Guide: Expert Advice for the Profitable Real Estate Investor" as a good primer.

Barring earthquake, meteor strike, etc, I think Charleston is good for a few more years at the least.what about global warming and rising of the sea. that worries me for the low country in general.. :)  I hear ya on the contract issues all I know like I said in  some markets its normal SOPs    and it sure worked for me on 8 woodal :)
