Regardless of my build or ability to 'defend myself against an attacker,' (as my Dad would say), doing showings is simply part of the gig.So my question is this, to all of you that must take this into consideration like myself - how do you go about doing a showing or open house in the safest way possible?

I've researched the topic and it seems very difficult to evict tenants in this situation in the state of NJ.Any suggestions on how to attack this would be greatly appreciated.Thanks for your time,John

Several states are cracking down on wholesalers, the primary reason isn't so much licensing as it is acting contrary to the public good, the license matter is the hammer used to attack the practice.

That being said, there still are a handful out there that will allow this type of transfer of funds between the two escrows.Keep in mind that your first course of attack for flipping wholesaling deals is to assign the contract to a new buyer.

I see having that info as a big help in determining which towns/neighborhoods and what types of houses I should be attacking in that area.Has anyone heard of something like this?  

Crowed Funding is under attack by the SEC, for selling unregistered shares.Make sure of the vehicle you use to structure the 'funding'.

If she doesn't remove the dog then file for "cause" failure to control her animal, you have the reports.Honestly your rental business is in my opinion in a kind of jeopardy, if this dog attacks another person on your property and you have not taken steps to remove it or notified tenant to have it removed I would guess who is the injured going to also sue.. guess who...you... at a minimum the tenants should have a insurance policy on their dog and you should have record of that along with vaccinations.Security deposit is refunded within the guidelines your state requires, once tenant is gone. 

I think I will just go ahead and attack my debt full-force so that I can begin on reducing my school loans as soon as possible and begin investment savings sooner.
