Whether you owe 50% or 100% on a property makes no difference if you can not afford the payments.Also keep in mind when you have excessive equity in a property and the markets turn it is your own cash that is at risk not the banks money.

There are some discrepancies in regards to the time value of money and I'm hoping you will go over the book to get a really good feel for it.Once you understand all of these concepts, you will really understand investing.There is a lot that goes into the projections, however.Keep in mind that once you start thinking of the future sale price and the future cash flows, you start to think, HEY.........

Rent was earning me $950/month and was paying 12% on property management since i live 3/4 of the country away...Last month i owed 34k on the loan still, but the last comparable property in the same property area sold for 139k prior to the fire, with the townhouse being rebuilt new here within the next year, i expect the value to increase with the updates in the rebuild...Just wanted to get some input on situation, im financially able to cover this $505/month easily, but i feel like there is something i could be doing to offset this and figured the creative minds on here would help me out.

If the HAVC stops working it will be hard to sell since it is summer.Keep in mind that you are making the mortgage payment on the property while you are looking for a buyer.
