I'm actually working on putting together a web-map/application to help me analyze property metrics and market trends.

The more I read BiggerPockets, the web and IRS documents, the more confused I get.

There are still investors in TO, but there are lots of folks who are gambling as well.   

Take the sign down, put your apt on web site,, and meet new tenants your self with appointment show up early so they don't have chance to meet the other tenant.

The education field out on the web is plenty, but I am not sure spending thousands of $$ on these "wonderful" courses is the way to go.

Another way to root out scammers is that they are too fly-by-night, cheap, or both, to pay for an email address that uses their web address in it; so they typically have gmail addresses.  

I recently walked away from my job as a freelance web designer to focus on real estate in search of a career that better suited my passions.
