How many properties have you guys actually walked through?

I have completed three walk-throughs and look forward to making my first deal. 

I am here to help, whether it's using the contacts I have in Wisconsin, walking through issues or working with you on buying, selling or management of your apartment building.

I am looking to walk away from my 9 to 5 and do this full-time in the very near future.If there is anyone in the Tampa/St.

I hate to walk away, but I can't use money I don't have yet. 

The wisest of investors know when to walk away, and that's a tough thing to do.I haven't done an investment property deal yet, but when I do in a couple of months I plan on my first one to be a relatively small deal.

Give them a basic scope of work as you walk through.  

I walked the outside of the outdated property and snapped some pics, rolled some numbers in my head around:Mid-range ARV around 400knew doors and windows throughout, 15k including entries for good stuff (I know that's high, better to err on the side of caution)fresh paint in/out at $5 per sf for good stuff, call it 9kflooring throughout, 6.2k at $3.50 a sf2 bathrooms, 15k kitchen 20k including appliancesso about 55-60, plus some extra for unforseen and pool, so 65-70k, leaving me an offer of 200-230ishI'm sitting in this driveway for a solid 45 minutes taking notes, running numbers, pulling title info & last sale price/date (Chicago Title mobile app), etc.  

That's my strategy, Im buying turkeys at 10% or greater under market value, with 20% down I have 30% equity walking out the door.

Will likely do a "walk before run" with a couple of the best rated but admit to preferring to buy whole mortgages.
