The way I do it is there’s two stages. 

Real estate takes a lot of time and energy when you start out and if you have another business that's in the infancy stage it won't help your chances of success in RE. 

I wanted to see if anyone else does this with their willing seller clients, and what the mechanics of the contract would involve.Instead of the seller repairing and staging the home the way they want to ( despite my suggestions ) and their money.

I made a $1,300 profit on the staging materials alone!

My path was to simply set the stage and plant the seed.  

I used to look at properties with a buyer mindset and was always impressed by how nice the property looked (Staging, nice floors, nice paint job, big kitchen, big backyard, swimming pool, etc.).

I was skeptical because I didn't want to get sucked into money making, get-rich schemes, and learned throughout my self-improvement stages that true happiness is a whole lot more than just making money and I'm still a big believer in this.

Good evening Mark,I think the best thing to do at this stage is educate yourself; read the free e-books, listen to the podcasts, stay active on these forums, attend REIA meet-ups, THEN reach out to local investors.
