Assuming I'm going to rent to them, would it make more sense to send them a traditional one-year lease, or just make it a five-month lease with a possibility of extending it after the New Year if payments are timely and there are no other issues going on?

traditional stocks have paid 10% since the depression. you could put it in a roth ira, buy a total stock index fund from vanguard & keep it there until retirement & cause yourself a lot less hassle.but if you're gambling on appreciaton, with the leverage, then you can outdo those returns. at 3% appreciaton, you could get 20% return.

Like in any case though, I can imagine that in situations with little or no sales, when a traditional appraisal is difficult, that any AVM software would have issues.
