Your cash flow is actually significantly higher in the HML's 9% loan than your 6% amortized rental loan (over 10 years which is very aggressive).When you refinance, lets assume about the same closing costs (except taxes and HOI, since HOI will probably be escrowed and built into your payment).

Think about that in two years when you replace the particle wood piece of crap you put in there - lol.I would also suggest quality-built kitchen cabinets for rentals, for the same reason (not sure what yours are).As indestructible as possible is usually the best investment for long-hold rentals, IMO.I chuckled at the 2 am bandit sign comment, are they illegal in your area?

If the septic was designed for a 1bed/1bath, 800sq.ft. home that now has an additional 800sq.ft. built on, you could still limit occupancy to two people because the septic can't handle more than that.In my previous example, I had two brothers, a friend, and six children.
