I guess I am saying that even if I wasn't required by a lender to have flood insurance I would still carry it for $62.50 a month just to be safe.

I guess I am curious too, when tenants report issues, do you immediately call a professional in or do you send a handyman as a front line to filter issues?

I'm guessing I could, but I'm trying to do this quickly so I can make an offer and that's going to take time.

I guess ill have to find off market deals to get cash flow but even in CA that's tough. 

I guess the better question would be, would any Title Company be able to close on the new offer while my current Escrow/contract is not yet closed?

Title Insurance is of no value since I believe the statute of limitations is 25 or 30 years as I recallMy best guess is that at some point the additional land was deeded to them by the city so the city would not have to maintain itI assume the deed is a Lot/Block as opposed to a metes and bounds ?
