Can't hurt to ask the selling agent if an inspection report is available.I always prefer an option period whether you get an inspection or not.

They prefer that you be licensed just so there are no blurred lines of acting in the capacity of a realtor, but that does not mean you can't wholesale in Ohio.The bottom line is Wholesaling is legal because by signing that contract you the buyer has gained "equitable interest" in the property and have now become the "principal".

And, any absolute numbers for "cash flow" or equity are sorta useless without knowing the size of the deal.And, of course it's highly dependent on location, neighborhood characteristics, and the investor's preference for product type.

They last longer and are easier to clean.People in our area (tenants tend to be students and recently graduated young professionals) prefer to have a garbage disposal, but it's not a deal breaker.
