Thank You Bill.My partner and I will be launching thing first of the year...just putting our system together and educating ourselves on other markets.  

You want to be conservative after hearing '08 horror stories, but you also want to buy because this is one of the few that looks decent in your area.You have some friends who might be able to come in and partner, but you also tend to be a lone wolf.Would you do this?

I don't know about you but I am finding difficult to find events or meet up that happen on a regular basis to meet new people, share stories, experience and create strong business connections.  

@Emily Reynolds - If the investor is an equity partner in the corporation and you are managing everything than 50/50 is the norm...now I say norm not knowing where you're investing.

For all these reasons  @Rocky V. sub too in the wrong hands are about as dangerous a thing you can do.what you needed to do was a wrap with a notice of default provision in that you would have all the contact info and your 3p authorization up front before you closed so you couild remedy this.you will need to refi and pay bank off is what you will need to do.. or come up with cash or find a JV partner that will provide the KISH to take care of this.its usually the sellers that get screwed in these deals but buyers can too.. in the exact manner that is happening to you

Then once you figure out how much you have to put down, determine if it makes sense to shop a deal for an equity partner, or seek private lending/HML to fund the deal.

Right now it's just myself and my partner but eventually looking to partner with investors.

I know there are probably many ways that you can go about partnering with someone but how does it usually work Sam?

Need an appraisal done so I can buy out a partner.

Ultimately, I believe partners are a reflection on yourself.
