Bedford does not have a POS inspection any longer, but they do have an extremely strict rental inspection, so that might be something to watch out for.Feel free to shoot me a private message and I can show you how I came up with these ratings/grades, and also other info about both Euclid and Bedford.If I were to buy another property in one of those two suburbs this summer, I would probably buy in Euclid, honestly.

@Ethan SpielvogelAs a general rule, you would want an LLC in the state where the property is located to be able to make any legal action in court (eviction for instance).However as some states have week asset protection statute (the charging order is not the sole remedy), you would then need to have this local LLC owned by another LLC in a strong state like WY.Now because you are located in CA, you are subject to the CA regulation that will force you to pay an expensive local franchise tax on your out of state LLC.

If the tanks are shot and there is no sanitary sewer nearby, you might not be able to put in new tanks because regulations have changed since it was originally built.

Security deposits are usually strictly regulated, so know your landlord/tenant laws before discussing the deposit as that can usually come back to bite you later unless you can prove they owe that in damages or past rent.

Overall occupancy is less than we originally thought and startup expenses were high, and there are new VAT regulations that are increasing prices across the board, but so far there have been enough bookings to offset all expenses.
