I think for our first purchase in Memphis, we would like to find a duplex so we can have a place to stay when we are in town and a base of operations. 

After getting my first few properties, I will likely go out of state (pending experience, comfort level etc).

The way I pitch it to other people is, "I want you to make sure you're happy here, so I will have to work hard every month to make sure you stay here a long time.  

Is the owner of the liquor store going to stay and are you just taking over ownership of the property?

Then if you did everything right, the eviction will be ordered with a "stay" for a couple of weeks to give them time to move.

Recently a number of guests have just stayed late, up to an hour, so I implemented a change to my house rules to charge them for every 15 minutes they stay past their check out time. 

Would you or any one recommend me a good and aggressive agent that would help me with good properties and guide me on what to stay away from?

The seller stayed firm at $300k.

For example, I get researchers who stay in my place for a month at a time from a research facility about 5 minutes away.

These are things you can give in detail to the buyer:Cash flow on businesses, condition of equipment, payroll, more info on liquor license transfer, are there existing liabilities, is the seller willing to sign a non-compete clause in case they want to open another similar establishment or invest in one,  ask about current manager...staff experience, are they willing to stay.
