I am waiting to hear back from the seller but the only info right now is 2 pictures of the exterior and a description that it is "dated". 

The only thing that is changing from the current lease are the dates of the 2 year term and the number of tenants.  

September is the new extension date.

When looking for a GC look for reviews, ask if they use a project management software like co-construct which keeps clients up to date on projects, ask for previous works completed and references, ask to see current projects.  

All you can really do is make sure rent roll is up to date

There are 5 touch points.  1 is the initial posting on the door - (some leases will allow tenants to waive their rights to a 10 days notice - for late rents) or a 30 days notice is required on a MTM lease. 2 is the magistrate filing (about $150 to $175 - depends on how much is owed, and how many people on lease or you'll have to write "Et tal" after 1 name to cover the entire household when you don't know exactly who lives there. 3 is going to court - the local magistrate will mail you a date and time to appear.  4 is waiting the 10 days after you won possession.

What are the lease dates? 

They usually don't require experience, will train you, and will pay you better than minimum wage (but not up to the speed of a seasoned software developer, etc.) 

A promissory note is a promise to make payment(s) at a later date.
