@Julian Broyles  I can't speak to phoenix area Property managers but if you need to have a PM manage your rental it is hard to get someone to manage rent by the room properties.

It would take a lot of time and effort to get someone up to speed that had never done this before.

I’ve never felt with that type of unit so I would just be cautious and maybe try and connect with someone that has down it already.

I am looking for someone who can provide an expert assessment of the property's condition, outline the necessary repairs and upgrades, and offer reliable estimates for the rehabilitation costs.Any guidance or referrals you can provide would be immensely appreciated.

I am just someone who would be willing to pay an extra $100 a year to not worry about a specific issue if offered.I will work to find out more. 

Highway trucks do not have 4-wheel drive (actually had someone ask me this recently) and are not made for off-road environments. 

@Gabriel Capellan I actually used this thread to help me, I send an OPRA request to the township clerk but sometimes they redirect it to someone else.

Good luck, it is not easy to invest in because, among other things, you need a whole lot of knowledge, there are huge barriers to entry, and unless you literally know someone with experience, it is difficult to really learn.
