Do you think these revised figures seem fair or accurate?

Seems like a good plan so far right?

My plan is to move in to one while I work on other parcels attached, then develop the 2 residential lots for multifamily and/or STRs.This has stumped several lenders who have told me "we don't do commercial, mixed use, etc" I am at the point where I may need to pass because I can't seem to find a lender able to work on it. 

- A recessed dryer seems like a waste of money to me.- A hybrid heat pump is definitely a waste of money.- Smurf tubing?

That seems to be the weakness, because obviosuly along the walls (and cabinets) there wil be a lot of cuts.

We saw a lot of cash flowing properties in St Louis, but it seemed that the neighbourhoods were very much hit and miss - and we decided then and there, if we have not visited the place at least once, we will not invest there. 

I bought the book a while ago but the link (https://www.biggerpockets.com/LandlordBookBonus) doesn't seem to be working for me.

It seems like that would eat into my margins a lot. 

We have done some on the ground research on Draper and Lehi and the towns seem to be growing communities, also SLC as a whole is trending in a great direction.

Jim,   It seems to me since this site is really working on monetizing itself as it should, as it relates to self promotion seems to me they could have a different level of membership that would allow for more freedom on advertisement on the open forum .. then just putting your name and such on your sig line.
