The only times I have needed it is for pics of sold comps in which case I’d leverage one of my realtor friends who dont have this crazy distaste for wholesalers exemplified on BP.

We feel we're in a tough spot where people spend a bit more for a bigger, more luxurious home, or they are pushing their budget with this house and not qualified.I know pics aren't the best, but we plan to take professional one's once we are out next week if it's still not rented.

You could have a home inspection done, with a written report.This will give you a starting place to figure out what is under par.Use the report as your master plan to get your cost estimates.The missing vanity and toilet might mean another re-habber tried to improve the place and gave up, or was tapped out by lack of cash or the divorce court, or something like that.You may have to pay the General Contractor for the estimates walk through, Note: Always check references and ask to see some pics of work his company has done similar to yours in size and price--some may have a binder, some may have an online website.

She is really nice and did pretty good, but little stuff like being asked to 'please feature this aspect of the house for me'...or, 'please add some more pics of ____', or, 'could you please change the verbiage a little'...Easy stuff right?
