Condos can be a more people intensive rental operation than your own sf or multiplex for sure (think boards, manager, meetings, etc) but it can offer some freedom from exterior maintenance and some economy of scale if run properly (i.e. split costs of new roof with 100 neighbors, etc)...

There's very little traffic over there and I got no responses so I decided to post the request here in multifamily.I'm wondering if anyone here has had experience making the transition from mom and pop level investing to a larger scale of operations where you need to employ someone to operate your internal deal flow "funnel" (for lack of a better term) to re-invest cash flow and/or gains from property sales.

REmember in your area deals are like street cars they are everywhere  LOL.. you don't bring that much to the table with a deal.and if you want to scale up you need to give your capital partner a reason to partner with you...

They normally cost less on a per unit basis, have economies of scale and have more tenants to pay the expenses.

Apartments do offer economies of scale, but you have to understand that the apt. market is red hot, w/ compressed cap rates, and generally don't produce as high cash flow return %'s on an as-bought basis as 1-4 unit properties.
