@Robert Ehrlich You forgot to add into your calculations: future vacancy (it won't alway be fully occupied), evictions /legal fees, capex (roof, painting, heating/AC, appliances to name a few).

Many times the home will sell for less and sometimes much less if you keep waiting it out.. and then depending on what kind of financing you have carry cost eat you up.. especially in Texas were RE tax's are through the friggin roof..

@Starr Ango don't forget when you buy and hold you need a capital reserve to repair the roof, replace the hot water heater etc as things come up.

Now, the originally planned 'touch ups' turned into a new carpet (very, very bad dog pee smell), to painting all of the 1978 style wall panels (very dark and outdated look) to getting a new roof (original roof that was absolutely in pieces).
