Hard money loans for leasing option buy and hold

I would like to find a deal in a good area and put no money down, what do terms generally look like for this kind of deal? I would like to purchase a leasing option.Do hard money lenders invest in this kind of deal?

@Starr Ango Whosesaling means finding a great deal, putting it under contract and assigning that contract to another investor for a fee.  You would do this to generate cash.  Alternately, you could do any job or business to generate cash.  It is pretty much impossible to buy real estate with no money down unless you are borrowing from family.
