Rolling over your former employer 401k to an SDIRA or Solo 401k is not a taxable event as it's a direct rollover. 

@Monica Young - You can certainly use a 401k loan to help get the ball rolling with investing.  

It took a while to get things lined up but I'm finally getting the ball rolling here at the end of 2023.

But it's always a temptation to shoot for the moon and roll the dice on who takes it.

If you have enough good deals that you can roll your profit from one flip to the next and scale then that is more profitable. 

The 401k with your employer most likely cannot be rolled over until you leave that job.

The newer models are fine, they eventually required manufacturors to build them according to house codes, so enter drywall, roofs that are not rolled metal, better wiring, escape windows, exterior doors that were not tin covered paneling.I have been in several mobile homes that were burning.
