I don't think you could find a lawyer to touch this unless you're paying a hefty retainer to compensate for the poor guy knowing he's gonna lose.

You really need to walk through a neighborhood both in the daytime and night, to get a good idea as to what you're getting into.I've owned 50% deals which proved to be huge losers because the neighborhoods declined and I couldn't retain decent tenants.
