Hey guys, I received a call from a bandit sign last week from a lady who is behind on her mortgage payments.  

Here's what I'd like to do:I received a quote from a contractor recommended to me from a realtor I connected with here on BP.

This was an actual response I received. 

I will be responsible for securing the debt, finding the contractor, performing the work and getting the units rent ready as fast as humanly possible.That being said, I just want each of us to make an equal investment, receive equal cash flow, capture equal equity at exit and maybe add an equity sweetner at the end for the other partners who are teaming up with me for the first time. 

You don't come out of pocket at all on this quick and easy method.If you're looking to make a move in the near future with your credit though, I would ask wash credit card company, before receiving the increase, if they require a hard or soft pull.

You'll want to review the HOA's CCRs ... you likely received a copy of these docs before purchasing.

This idea caught my attention as I am currently not in the best financial situation but am willing and hungry to gain the specialized knowledge of not just this one method but of all the methods available in REI. 

And I hope other readers are paying close attention. 

@Denise Evans, what @Robert Kennedy described in this thread sounds like "wholesaling" or assigning a price quote received from the state for a tax certificate/deed.
