A seller in these situations is not going to offer 3% in this situation, meaning the buyer or the wholesaler has to pick up that cost.

Drive to examine the problem  1/2 hour , drive to supply house to pick up materials 1/2 hour , drive back to house 1/2 hour , perform work 1/2 hour   There is 2 hours of labor not including materials .  

It went a little slower when we were overseas, but we still picked up some houses while living across the Pond.  

I will be going to Marshall County on the 20th and have done very well there although I only pick up a couple a year, they have all turned out very well.
