If you are hiring bottom of the barrel people, maybe they will work for that structure, but the sophisticated and quality property managers will not.

I probably would put the cash on my bank account and maybe buy some high quality corporal bonds (high equity to liability ratio like apple).

Based on the higher quality of borrowers, the current shortage in housing and the Feds reluctance to rase interest rates too fast I don't think the housing correction many are calling for will come.

@Jai Reddy They absolutely are and it is also strongly solidified within the Swiss culture (also an entire subcategory of hunting for lesser known but high-quality brands).

As far as how long to rent up you need to drive the local area and look at vacancy with buildings and centers versus access and location quality and compare to yours.

With that being the case I like 2 year leases as it lowers turnover costs and you get really high quality tenants in your location for a good amount of time.Side note all of my units are "tenant proofed" with vinyl planking and tile.
