@Mike RoyEven if the norm in your area is for the landlord to carry the heat as suggested by @Michael Noto, that is most likely only as a result of the building stock being either conversions from SFRs or built in the era when central boilers were the norm.You did not mention whether the central heat is hydronic or forced air.

Appliance contractor said it can't be fixed due to a small crack on door, letting warm air in.My wife has been complaining about the fridge we have in our kitchen.So my plan was to buy a new one to make her happy, and move the one we have now to the rental, to make tenants happy, killing two birds w/ one stone.I may do the same thing w/ our washer & dryer.Found out Sears & BestBuy can haul away old fridge, but not MOVE it to a different address.

What she wants is ceiling fans in the 2 bedrooms, so she doesn't have to run the air in the summer in her kids rooms (11 and 17), and she wants a garage door opener.My lease says the usual about improvements staying with the house, and she's OK with that part - but having someone willing to pay for their improvements is new to me.
