I know some people don't like to sign exclusives, but this is one of the reasons I prefer to have buyer's agency, so that there's no question of full commitment on both sides. 

I am beginning wholesaling in the NorthBay and had a broker essentially ask me if I can wholesale for him because he was unsure about the restrictions and laws as well but before I commit I wanted to know the exact laws as well.

@Andrew Bissada no I would not personally live in or invest in a city that isn’t committed to protecting it’s citizens.

Sawmills are attempting to meet their commitments to contract business while also trying to satisfy the appetite of secondary business.

Although I would say those numbers were probably more prevalent a few years ago you can still find deals in that range in certain neighborhoods and through a strong network.

I've recently committed to stop talking about it and start taking action towards my "Landlording" dreams.
