It's exciting to look at a cheap property and dream what it could be fixed up and cash flowing- but that's exactly what you have to do first is figure out what the cost is to fix it up and what it could cash flow if you're holding it, or what it would sell for if you are flipping.

If you just went through a refi 2 years ago, would you go for another one to go from 3.5% to 3?   My guess about 3k of closing costs.  Why or why not

These homes have value and can justify a higher price.As for the bank terms, they are not too exciting.

When I calculate COCROI it doesn't seem to be the percentage the experts say you should shoot for so I am a little worried, but at the same time excited for the experience.Would you consider this an okay/average deal or at least not a terrible deal?
