If you have a 2 star property you will get a 2 star tenant.If you are new, best thing you can do is pretend you are looking for a place to rent and tour a few places that compete with your property - it will be shockingly clear to you very quickly what fair market rent is after you have personally seen a few comps!

I had to compete with too many cash buyers and other investors sitting on a mountain of capital.

If I can't develop solid theses for both those considerations, I really won't look at a real estate opportunity there for the simple reason of cross-border capital controls being too challenging for all but the largest players. 

My market is small and the local players all seem to charge 10-12%...double that of WRI.

So when you are considering a contractor, what are your go-to questions/requirements to help you vet their level of competence?

I am not a big player by any means, but my investing has enabled me to cut my full-time job to 20 hours per week 4 years ago, which completely changed my lifestyle to one I truly enjoy living. 

I reached out to some of the known players out there like Lima, Alpha, and ABL already.

For example if you get 8 different offers, and 5 of them have escalating clauses, that can add a confusing layer at a time when the seller is already considering a lot of various terms and conditions within each competing offer.  

Additionally, my family is in real estate investments already, I'm trying to learn more about the industry from a different perspective to be more competent.
