I'm guessing when a lender is involved extra steps are taken to insure that their investment is protected.

That alleviated my concern about a failing unit while protecting my wallet from an unnecessary capital expenditure. 

CA does have a 'source of income' protection that is specific to income provided as a housing subsidy (Section 8, VASH etc).

@Candice Scales:  Your LLC can still protect you, even if you don't have the name on the mailer. 

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it.We have a 12 page management contract that we've added our real experiences to over the years, with the intent of protecting both us AND the landlord.

If renting, what other measures would you do to ensure your property is protected (yearly inspections?) 

Are the moves to protect yourself/your wife or is it strictly financial?

In my state source of income is a protected class, so I can’t deny on this fact alone.
